NAILS OR SCREWS? HOW TO INSTALL A GOOD ROOF Buying good roofing sheets is not just enough and does not guarantee that your roof will last through its intended lifespan. It is important to consider the kind of fasteners you will use to install the roof. Is it better to use nails or screws during the installation process? What is the best fastener for your new roof cover? Fasteners are used to connect your roofing sheets to the building through the trusses. It is important to select the right fastener in order to ensure that the installation is strong enough and is protected against external factors such as wind and rain. Nails Traditionally, most people used nails to install roofing sheets. This can be attributed to the fact that nails are relatively less costly and easier to install as they only require a hammer as opposed to an electric drill often needed while using screws. Nails are not recommended especially for residential and commercial steel roofing solutions. This is because during different weather conditions, the roof tends to expand and contract. This in turn creates a 'pull-out' effect on the nail used in the installation. Ultimately, this leads to a gap on your roof and this eventually leads to leakages. Nails serve a better purpose when used for other construction applications. Screws Screws differ in terms of material, composition, size and shape. The best screws for steel roofing applications need to have the same properties as the roofing sheets to be used. In the case of MRM roofing sheets for instance, one would need to use Fixtite screws which are coated with a Zincal protection layer, similar to the one found on MRM roofing sheets. Screws are often stronger than nails and have greater resistance to the pull-out effect often caused by different weather factors. They are especially necessary in high-pitched and steep roofing applications which are common on most residential applications. Screws may sometimes seem more costly or difficult to install as they require an electric drill. However, the cost is eventually worth it as it saves your entire roofing system which would otherwise be expensive to replace. Fasteners should not be too tight on the roof. Room should always be given for expansion and contraction. In some cases, the wrong choice of a fastener may lead to nullity of the warranty on the roofing sheets. To ensure that your warranty is guaranteed, ensure you use the the manufacturer recommended fasteners.
PROJECT SHOWCASE Date complete: March 2017 Project:FAIR ACRES ESTATE, PHASE 2 GPS / location: Karen/Langata Area, Nairobi Architect: DIMENSIONS ARCHITECTS Roofing Contractor: NIDCON CONTRACTORS LTD Roofing Material: LIFESTILE Stone-coated Tiles Developer: MR. J. S. MATHENGE Profile: LIFESTILE WAVE Special features: The current phase of the project is a gated community of 16 Villas set in the upmarket suburb of Karengata, South-West Nairobi. The developer sought to build on the success of the sold-out phase 1 where they used a different roofing supplier. Having just refreshed a marketing campaign for its premium LIFESTILE brand that hinged on its enduring value and lasting beauty, MRM made approaches to the Architect, Developer and Contractor for the project’s supply, one of its first multiple unit prospects. From a test of various stone-coated brands, MRM had confirmed LIFESTILE’s primacy over others in coating adhesion, fade-resistance & consistency and these results went a long way in winning over the project team and confirm its coming of age against stiff competition from dominant market players. MRM’s key message of demonstrable product quality, its market heritage & track record and its promise to ‘always be there’ in comparison to product importers cut it out as a trustworthy partner with whom to build long-standing relationships. ADDITIONAL NOTES: The architect sought continuity of the contemporary design language already established in the earlier phase of the project to appeal to the targeted urbane middle-class within a market that is increasingly spoilt for choice. Differentiation from the common red tile colours was critical to their product offering and MRM met this expectation with LIFESTILE wave in chocolate finish. The eventual look and feel is one of elegance and modernity. The earthy chocolate gives the complex a grounding and harmony within its natural wooded setting. MRM’s flexibility with just-in-time supplies over the year-long project implementation phase was a delight to the team.
