Factors to consider when buying roofing sheets (mabati) in Kenya
Are you wondering how to choose the best roofing solution for your home? The roof is the most prominent and outstanding feature of any house. This is the reason why several factors should be taken into consideration before buying your roofing sheets and roofing accessories. Below are some of the things to look out for when you decide to buy your roof cover.
1. Quality and durability- How long will your roofing sheets last?
Before you look at the price of the roofing material, be keen to ask your roofing solutions provider about the quality and durability of the roofing sheets. When it comes to steel roofing, ensure that the sheets have an Zincal (Aluminium-Zinc) base coating as opposed to just a galvanised base. This will allow your roof to last longer by protecting it against harsh environmental conditions. Look out for a roof that will not only give your home timeless elegance but also save you future repair and replacement costs.
2. Coverwidth- How wide are the roofing sheets?
Did you know that the width and length of your roofing sheets affects the total cost of your roof?
Using wider roofing sheets reduces the number of sheets you use per square meter which in turn reduces your ultimate building cost. When comparing various roofing sheets, always remember to check the effective cover width. Wider sheets also reduce the overlaps and joints made on the roof which in turn prevents points of weakness (a common cause for leakages).
3. Trusted Supplier-How long has the roofing supplier been in the industry
Key to note is the supplier of the roofing sheets. Look out for a supplier who not only understands the roofing industry but also has been in the industry. A trusted supplier will be able to walk you through from the buying stage until the installation stage. MRM has a pool of trained roofing installers all over the country who could be recommended for proper roof installation.
NAILS OR SCREWS? HOW TO INSTALL A GOOD ROOF
Buying good roofing sheets is not just enough and does not guarantee that your roof will last through its intended lifespan. It is important to consider the kind of fasteners you will use to install the roof.
Is it better to use nails or screws during the installation process? What is the best fastener for your new roof cover?
Fasteners are used to connect your roofing sheets to the building through the trusses. It is important to select the right fastener in order to ensure that the installation is strong enough and is protected against external factors such as wind and rain.
Traditionally, most people used nails to install roofing sheets. This can be attributed to the fact that nails are relatively less costly and easier to install as they only require a hammer as opposed to an electric drill often needed while using screws.
Nails are not recommended especially for residential and commercial steel roofing solutions. This is because during different weather conditions, the roof tends to expand and contract. This in turn creates a 'pull-out' effect on the nail used in the installation. Ultimately, this leads to a gap on your roof and this eventually leads to leakages. Nails serve a better purpose when used for other construction applications.
Screws differ in terms of material, composition, size and shape. The best screws for steel roofing applications need to have the same properties as the roofing sheets to be used. In the case of MRM roofing sheets for instance, one would need to use Fixtite screws which are coated with a Zincal protection layer, similar to the one found on MRM roofing sheets.
Screws are often stronger than nails and have greater resistance to the pull-out effect often caused by different weather factors. They are especially necessary in high-pitched and steep roofing applications which are common on most residential applications. Screws may sometimes seem more costly or difficult to install as they require an electric drill. However, the cost is eventually worth it as it saves your entire roofing system which would otherwise be expensive to replace.
Fasteners should not be too tight on the roof. Room should always be given for expansion and contraction. In some cases, the wrong choice of a fastener may lead to nullity of the warranty on the roofing sheets. To ensure that your warranty is guaranteed, ensure you use the the manufacturer recommended fasteners.

Project:FAIR ACRES ESTATE, PHASE 2
GPS / location: Karen/Langata Area, Nairobi
Architect: DIMENSIONS ARCHITECTS
Roofing Contractor: NIDCON CONTRACTORS LTD
Roofing Material: LIFESTILE Stone-coated Tiles
Developer: MR. J. S. MATHENGE
Profile: LIFESTILE WAVE
Special features: The current phase of the project is a gated community of 16 Villas set in the upmarket suburb of Karengata, South-West Nairobi. The developer sought to build
on the success of the sold-out phase 1 where they used a different roofing supplier. Having just refreshed a marketing campaign for its premium LIFESTILE brand that
hinged on its enduring value and lasting beauty, MRM made approaches to the Architect, Developer and Contractor for the project’s supply, one of its first multiple unit prospects. From a test of various stone-coated brands, MRM had confirmed LIFESTILE’s primacy over others in coating adhesion, fade-resistance & consistency and these results went a long way in winning over the project team and confirm its coming of age
against stiff competition from dominant market players. MRM’s key message of demonstrable product quality, its market heritage & track record and its promise to ‘always be there’ in comparison to product importers cut it out as a trustworthy partner with whom to build long-standing relationships.
The architect sought continuity of the contemporary design language already established in the earlier phase of the
project to appeal to the targeted urbane middle-class within a market that is increasingly spoilt for choice. Differentiation
from the common red tile colours was critical to their product offering and MRM met this expectation with LIFESTILE wave
in chocolate finish. The eventual look and feel is one of elegance and modernity. The earthy chocolate gives the complex a grounding and harmony within its natural wooded setting. MRM’s flexibility with just-in-time supplies over the year-long project implementation phase was a delight to the team.

Tips on installing your roof
Buying a good roof is not just enough to ensure that your home will end up looking good. The installation process plays a key role in bringing out the desired look. Here are a few things to look out for when installing your roof:
1. Always ensure that your installer (fundi) is trained and understands the application of the roofing product you plan to use. Roof installation is a critical factor in determining how your house will look. When settling for a roof installer, establish how long they have been in the business to ascertain their understanding of roofing systems. Ask for previous projects handled to act as references before committing to use them to install your roof. Professional installation is crucial to ensure a neat and beautiful look.
2. Make sure you trim any overhanging branches from trees hanging over your house to ensure that none of them breaks off and damages your roof.
3.Ensure that you have the necessary safety equipment necessary for your roof installers on site. Working on a roof can be demanding and dangerous if you don’t have the right set of skills and tools needed to get the job done safely.
4. If you have curved parts on your roof designs, opt for cranked/crimped roofing sheets. Cranking allows you to have a uniform roof cover without the risk of having many joints which often lead to leakages.
5. During the installation process ensure that the screws are fixed on the rib as opposed to the trough. Rain water often flows through the trough.
6. Use recommended fixtite screws to install your roof. Nails and other screws are often galvanised and they end up rusting over time. The exposure to rust on your roof creates weak points which often cause leakages.
